Electric window actuators for ventilation are largely low-maintenance. A regular visual inspection nevertheless extends their service life and prevents failures. Actuators in smoke ventilation systems are subject to separate inspection obligations by a specialist company.
Checklist for ventilation actuators (e.g. once a year)
- Let the actuator open and close: does it run smoothly and without noise?
- check the fixing of brackets and screws
- inspect the chain, spindle or rack for dirt and damage
- check cables for kinks, chafing and strain relief
- does the sash close tightly in the seal?
- test sensors (wind, rain), if present
What you should not do
Do not open actuator housings and only oil or grease chains if the manufacturer expressly provides for it. Work on the 230 V side is done by a qualified electrician.
